The units, around 1,600 sq ft in total, split between two floors, have been designed to fall under the business rates threshold for those that qualify. They are finished to an exceptionally high spec and are fully self-contained with each unit having their own steel entrance door, large electric roller door, WC and kitchenette.

The ground floor warehouse is around 800 sq ft with an electric, roller-shutter door and three-phase power and superfast fibre to the premises is terminated in the under-stairs cupboard.

The flexibility the first floor provides is the real secret to the success of these units. The unit itself comes fully decorated, with flooring to the hallway, and carpet to the stairs and first floor. Upstairs is heated with fully programmable electric panel heaters, a kitchenette in the corner, and windows to the rear aspect. What you don’t see is that this first floor is high load bearing. The design of these units allows businesses to use this first floor space in any way they see fit.
