May 2026. A new business unit concept for SMEs launches at this year’s REiiF held in Leeds.

Originally developed by Mandale Group and backed by their 40 years of multi-award-winning experience, Hubworks is the first developer to build over 220 business units since 2020. Delivering 12 sites across the North of England to date, Hubworks expansion plans include a further 96 units in development across six locations in England over the next 18 months.

Redefining the hybrid, micro-industrial workspace market, and developed to fill the new build, SME business unit supply shortage gap, Hubworks has been designed to help businesses who need a space for storage, fulfil e-commerce needs, have a contemporary place to service their customer and evidence sustainability for bids and tenders.

The business units offer SMEs a location for a premium HQ, or a regional depot for national companies looking to expand. Hubworks is differentiated by offering contemporary and sustainable multi-functional business units (1,550ftsq), built over two floors, complete with a separate warehouse, studio, showroom or workshop space, a first floor (warm) office space and are built to an all-brick design with a tiled roof and an A rated EPC.

The Hubworks leadership team is pulling back the curtain to reveal a new kind of business unit concept brand for SMEs at this year’s REiiF event, explaining why current tenants describe it as a rare find.

The brand-new concept has been developed for growing enterprises. Richard Harriman, Hubworks Product Lead, said:

“No-one is coming close to our new build value proposition; we’re truly leading the way in changing workplace standards for small businesses.”

The business units are now available across Sheffield, Middleton, Manchester and Castleford; with further Hubworks coming soon in Chester-Le-Street, Leeds, Gateshead and Newcastle-upon-Tyne. Legacy sites are located across Durham, North and South Yorkshire, Manchester, Newcastle-upon-Tyne, North Shields, Middlesbrough and Stockton-on-Tees.
